By submitting the booking form and checking the terms and conditions box you are agreeing to the terms and conditions listed below.

The terms and conditions have been devised to protect both the guests and the owners in the unlikely event that a problem or dispute should arise.

The person making the booking takes full legal responsibility and represents all of the guests.

A security deposit of £100 secures your booking (£150 for woodpecker log cabin). This will be returned to you after a check out inspection has been fully completed to ensure there has been no damage or excess mess.

To secure your bookings please message me for booking information and I will give you the relevant payment details.

The full balance should be paid in full 8 weeks prior to your arrival. Please contact me if there are any issues with this.

Failure to pay this by the agreed date will result in the loss of your booking and your booking being filled by another party.

These Terms & Conditions are in place to protect the rights of all parties, The Owner, and all of the Guests. Please read them carefully, as by agreeing you are entering into a legally binding contract.

 

Before you arrive:

 

Do arrange travel Insurance – We highly recommend that you organise travel insurance to cover yourself and your guests. The travel insurance in place will protect you from losing your deposit or payments. The property owner may not refund you if they are not responsible for the cancellation and are unable to re-sell.

Do not sell or try to sell your booking to someone else – When you make your booking you will list all of the people who will be staying, only the people listed will be allowed to stay in the property. In the event of cancellation, you will not be able to sell your booking to a third party. Legal action may be pursued by the third party when they are refused entrance.

Cancelling your booking – If you are unable to pay the remainder of the balance of the booking then you should contact the owner immediately. This will allow them to re-sell the booking dates. Some owners may offer a payment plan. Please contact the owner for more details. You will need to contact your holiday insurance broker to organise a refund. No refund or partial refund will be given less than 8 weeks prior to your arrival date.

 

Arriving at the Property & Park:

 

Don’t arrive before the agreed arrival time – You are likely to be refused access, fined or evicted. Arrival times are in place to allow for cleaning and making sure everything is ready for your arrival and stay.

Check the property upon arrival – Immediately after you arrive you should check the property, if anything is found that you deem unsatisfactory or wrong then please contact the owner. Doing this will protect you if something is found after you leave. If you accidentally damage something while staying please also contact the owner immediately to give them chance to replace or repair before the next guest’s arrival.

 

During your Holiday:

 

Keep the Property clean & secure – It is your responsibility to ensure the property is secure and all windows and doors are locked when you are not there. You also have the responsibility of leaving the property in the condition you first found it.

Using Gas & Electricity – Gas and Electric are based on a FREE fair use only policy. Should there be abuse or excessive use of these utilities you may face additional costs or charges.

Do not feed the birds – Please do not feed the seagulls or other birds. This can be dangerous and create unnecessary mess which can be deemed toxic or poisonous. It can also cause risks and nuisance to others on the site.

Footwear – Please be careful of the footwear you are wearing while in the property. Shoes like stilettos and other heels can cause damage to the flooring and lino. You WILL be charged for the replacement costs should this occur.

 

Banned products and substances:

 

  • Loom bands and similar mass packaged small items.
  • Plasticine & Playdoh along with other clay-based products.
  • BB Guns & Other weapons that are likely to cause damage and injury or cause distress to others.
  • Illegal Drugs and paraphernalia.
  • Felt tips & Pens are allowed but must not be used without adult supervision.

 

Eviction will occur without compensation if:

 

  • You have pets or guests staying that have not been disclosed.
  • You cause a nuisance to other guests in the park. (loud music, arguing, shouting)
  • You feed the birds.
  • Anyone is found smoking inside the property.
  • Anyone is found with illegal drugs or substances on site.
  • You park in areas you are not allowed to park.
  • You breach any of the site rules.

 

Contact the owner immediately if:

 

If you have a problem with the property or any of the items found inside.

If anything is damaged or misplaced.

 

End of your Stay:

 

Please leave the property clean & secure – Before you leave the property you will need to ensure that you have hoovered, emptied the bins, wiped down surfaces and put everything back in its place.

The property should be left exactly as you found it. Failure to do this can result in the loss of your deposit at the owner’s discretion.

Any missing property that has not been reported will be classed as stolen and you may face prosecution as well as losing your deposit.

Close all doors and windows and ensure you lock up.

Do not overstay the agreed departure time – Leaving later than the departure time can result in a fine. The property will need to be prepared for the next guests.

If you leave before the departure date – You will not be entitled to any compensation or a refund should you leave early. Unless in the unlikely circumstance that the property owner is unable to provide you with the advertised holiday or satisfactory accommodation.

 

Damage to the property or its contents or the requirement of additional cleaning due to excess mess WILL result in loss of full or partial deposit and may result in small claims court action to recover additional charges and replacement costs.

 

When signing the booking form or paying the full deposit you are confirming that you, the nominated party leader, agree to be bound by all of the following Terms & Conditions, with all other parties concerned.

  1. A) The property Owner
  2. a) The agreement is made on the basis that the Owner will remain responsible for providing the initial advertised service. They will be liable for compensation to the guests in the event of any failing on their behalf, that was not outside their control, in accordance with the terms detailed below.
  3. b) The owner will ensure that the full holiday cost, including deposit, is retained in an account should they be required to provide a full refund.
  4. B) The Booking Agent

If a booking agent is used, they will be responsible for taking and confirming the booking and potentially accepting and transferring funds, subject to their agreed fees. They hold no responsibility unless due to their own failings. The agent may withdraw their services at any time, for whatever reason. The booking will not be affected by such a withdrawal.

  1. C) The Guests
  2. a) The nominated party leader will be subject to fines and charges in the event of misconduct by any of the group members that are not satisfactorily resolved, as detailed below.
  3. b) The nominated party leader hereby accepts full responsibility and liability for the conduct of all guests should they breach any of the rules listed. It is their responsibility to ensure that all the guests are aware of the full details of these terms and conditions.
  4. c) No extra guests are allowed to stay overnight in the property, without prior permission, from the owner. You may have visitors during the day only.
  5. d) The holiday must not be sold on to a third party. Any changes must be pre-approved by the owner.
  6. e) Children under the age of 16 must not be left unattended at any time.
  7. D) Booking Restrictions
  8. a) Bookings will only be accepted if the hirer is at least 25 years old

An electoral roll search may be carried out by the owner or agent to confirm the identity of the party leader.

  1. b) NO Same sex groups – e.g. Stag and Hen parties. Please contact the owner to discuss this before making your booking.

Family and Friends same-sex groups may be accepted on request.

  1. c) NO Pets of any kind, unless agreed at the time of booking with the owner.
  2. d) The maximum number of allowed guests may be lower than the maximum berth of the property. This is in order to improve the comfort of the guests and reduce wear on foldaway beds. Limits may also be added if a cot is used/required.
  3. e) Only guests named on the booking form will be allowed in the property.

On the spot, checks may be carried out at any time during the holiday. Unauthorised guests will be evicted and the remaining guests may also be evicted and forfeit the remainder of their stay, without compensation.

  1. E) Bookings
  2. a) The deposit must be paid within 7 days to confirm booking.
    Cheques will not be considered cleared funds until 6 working days after they have been banked.

Dates can and will be released after this time period, without any further warning or notice.

  1. b) Provisional bookings will not be accepted under any circumstances
  2. c) Full Names and Ages of all persons staying in the property are required at time of booking. 
  3. d) The full rental charge is due 8 weeks before the holiday, otherwise, the booking will be cancelled and the deposit not refunded
  4. e) If booking via an agent the agreement is still made between the Guest and property Owner.

The booking agent will not be liable for any failings that are not their own wrongdoing.

  • F) Deposit
  • a) The deposit must be paid in full to secure the booking, this is in addition to the rental Charge
  • b) The actual deposit charge may vary depending on the season and holiday cost. Please contact the owner to confirm.

c) In the event of cancellation, the deposit will not be refunded under any circumstances, unless cancelled by the property owner due to their inability to honour the booking.

  1. d) Deposit will be returned within 14 days after the property has been checked, unless, there has been a breach of any of the conditions by any of the guests.

Such as, but not limited to including:

  1. Section C – additional guests staying overnight
  2. Section D – breaching booking restrictions

iii. Section I – damage to, or theft of, contents, breach of security, etc

  1. Section J – improper use of equipment
  2. Section K – unreasonable behaviour
  3. Section L – leaving after the agreed departure time

vii. Section N – damage to the property or its contents

viii. Section T – you have been evicted from the property for any reason

  1. e) Part deposits will not secure dates and will not be returned
  2. f) There will be a deduction of any delivery charges to return items that have been left behind
  3. G) Rental Charge
  4. a) This is in addition to the the deposit and must be paid no later than 4 weeks before the holiday. Payment will be required in full if booking less that 4 weeks before start of holiday
  5. b) In the event that the holiday is not paid for in full 4 weeks before the holiday will be cancelled and the dates released for re-sale.
  6. c) Instalment options may be offered by the owner, however the full total must be paid on time
  7. d) Payments will not be accepted on the day of arrival under any circumstances.
  8. H) Accepted Payment Methods
  9. a) Cash, Cheque, Postal Order, Bank Transfer, Mobile Payment, PayPal

Specific details will be provided upon request.

Always include your Surname or Reference when making payments.

  1. I) Cancellation
  2. a) The booking will be cancelled if:
  3. the Full Deposit is not received within 7 days of booking
  4. the Rental Charge is not received within 4 weeks of the start of the holiday
  5. b) The deposit will not be refunded under any circumstances unless the property owner is unable to provide the property for the required period and is unable to provide and alternative date.
  6. c) If cancelled by you before the holiday the full cost will be lost, including the deposit.
    A partial refund may be offered if the holiday is resold at the discretion of the owner
  7. J) Arrival and Departure
  8. a) You MUST NOT arrive before the time stated by the property owner.

You will be denied access to the property if you arrive early.

  1. b) You MUST be out of the property before the check out time stated by the property owner.

Your deposit may be used to compensate the next guests if you leave late.

  1. c) Keys will be available as advised by the property owner.

You will be liable for the costs of replacing the Locks and all Key Sets if the keys are lost

  1. d) The property owner will not be responsible if you cut your holiday short, unless caused by problems with the property that the owner has not been able to rectify.
  2. K) The Condition and Contents of the property
  3. a) NO Smoking at any time, of any kind inside the property.
  4. b) Use of drugs is forbidden.
  5. c) NO Property of any kind is to be removed from the property.
  6. d) If pets have been allowed into the property then all areas must be kept clean.
  7. e) Safety equipment, such as Smoke Alarms or Fire Extinguishers must not be tampered with, including removal of batteries from smoke alarms.
  8. f) Naked flame products, such as Candles and Barbecues, must not be used in the property.
  9. g) All rooms must be left in the same clean, tidy condition as they were found in.
  10. h) You are responsible for the security of the property during your booking.

All Windows and Doors must be locked securely when you are not in the property.

Breach of any of these rules will result in eviction from the site, loss of deposit and further legal action if necessary.

  1. L) Use of Equipment in the property
  2. a) You are agreeing to the safe use of all equipment in the property
  3. b) The holiday is self-catering so you will need to provide all your own food

It is at the discretion of the owner whether a welcome pack is provided.

  1. c) All utilities (Gas, Water & Electricity) are included in the overall cost, on a fair-use basis

In the event of excessive use, such as leaving heating on all the time, without the owner’s prior consent, you may be charged an excess to cover the additional charges incurred by the owner for additional gas bottles, site reset fees, etc.

  1. d) If you are unsure how to use any of the equipment provided then contact the owner immediately. Do not attempt to use anything that you are unsure about.
  2. e) The property owner will not be considered liable for any injury caused by improper use of any equipment
  3. f) Faulty equipment must be reported immediately. You must not use any equipment you do not consider to be in a perfect condition
  4. g) Any claims of injury must be reported immediately
  5. h) Claims will be thoroughly investigated and prosecution may be sought in the event of fraudulent claims
  6. i) Items such as bicycles may be available at the discretion of the property owner.
    Use of such items is as your own risk and you will be expected to provided your own safety equipment.
  7. M) Behaviour
  8. a) You have a duty of care towards other site guests and as such must not cause nuisance either verbally or by excessive music, etc.
  9. b) Whilst alcohol is permitted, it is expected that all guests conduct themselves in a proper manner at all times and remain civil towards the other guests and other site users.
  10. c) Children must be kept under control at all times. This includes whilst in the property or whilst using and services provided by the site.
  11. d) In the event that dogs have been allowed, they must be kept on a lead at all times, whilst on the site. They must not cause distress to any other persons on the site.

Breach of any of these rules will result in eviction from the site, loss of deposit and further legal action if necessary.

  1. N) Vehicles
  2. a) You leave your vehicle and contents on-site at your own risk. Neither the property owner nor the site, will accept responsibility for damage or loss, unless by their negligence.
  3. b) The site speed limit must be respected at all times
  4. c) All drivers must hold a Valid Driving Licence, Insurance, MOT and Road Tax
  5. d) Electric/Hybrid vehicles MUST NOT be charged from the property, as this is excessive use of electricity and you will be fined.
  6. O) Damage to/Loss of Property (The property and/or it’s contents):
  7. a) Please report any accidents, losses or damages caused by you or your party as soon as possible to enable us to respond to the circumstances. Smaller items may be replaced by yourselves if you wish, but the item(s) must be ‘like for like’ or part or all your deposit may be kept to cover, or contribute to replacement costs.
  8. b) Where the damage exceeds the deposit then necessary action will be taken to seek full compensation, which may included additional charges
  9. c) In the event that you are not happy with the response from the owner then you must seek legal advice, as this will protect the rights of both you and the property owner.
  10. P) Problems with your accommodation
  11. a) You must report any problems immediately, to the property owner, sending photos when possible.
  12. b) You must give the property owner a fair and reasonable opportunity to rectify problems or offer suitable compensation.
  13. c) In the event that you are not happy with the response from the owner then you must seek legal advice, as this will protect the rights of both you and the property owner.
  14. d) You must not make comments, or post photographs or videos in any public domain, such as Facebook or Twitter, as any such action could be considered defamatory and leave you at risk of prosecution. Even posting on your own private pages is not recommended as anyone can copy and share without your permission.
  15. Q) Early Departure

If you leave the property before the agreed departure date, you will not receive any compensation, unless the property owner has failed to provide the advertised holiday. Situations beyond the control of the owner will not be considered as fair reason for refund.

  1. R) Public Liability Insurance
  2. a) Names and Ages of all persons staying in the property are required to validate insurance
  3. b) Only named persons may stay in the property otherwise any insurance claims will be invalid
  4. c) Changes to approved guests may be made at the discretion of the property owner
  5. d) Non-approved guests will be denied access to the property or if they have been given access all guests will be asked to vacate the property immediately
  6. S) Private Insurance
  7. a) The owner’s Public Liability Insurance only gives very limited protection.
  8. b) Your home insurance may cover you and your belongings whilst you are on holiday. It is unlikely to cover: Accidents, Medical Expenses or Losses due to delays or cancellation.
  9. c) We strongly recommend that you take out Holiday Insurance to cover these exemptions. These policies are available quite cheaply from most insurance brokers.
  10. T) Eviction from the Property
  11. a) You will be evicted from the property, by the property owner or site management, and your deposit will not be refunded in the event of, but not limited to:
  12. Unreasonable behaviour by any of the guests
  13. Additional, unregistered guests being found in the property

iii. Smoking in or damage to the property or any of its contents

  1. Pets being taken into the property
  2. U) The Site
  3. a) The property owner is not responsible for any of the services and facilities provided by the site.
  4. b) The site owners may vary services and facilities at short notice.
  5. c) You should visit the website for full site details and their complaints procedures if you have any problems with anything they offer or fail to provide.

This includes site wide power loss, closure of entertainment areas, etc

  1. d) You are also bound by the rules of the site. These can be obtained from their website or from Reception upon arrival.
  2. e) Breaching the Site Rules may result in eviction from the site and termination of your holiday
  3. f) The property owner will not be liable to compensate you in the event of any dispute with the site, unless it has been caused by the action of the property owner.
  4. g) Any passes purchased remain the property of the site owners, not the property owner.
    Conditions of use of the passes may be changed at any time.
  5. V) Disputes and Harassment
  6. a) In the event of disputes then a third party may be consulted in order to resolve matters
  7. b) Repeated/abusive telephone calls, text messages, written correspondence or other contact will not be tolerated
  8. c) By agreeing to these terms you will not threaten legal action in the event that the deposit is not returned due to any breach of these rules. Any such action will be considered harassment
  9. d) You will be liable for any additional costs incurred as a result of any breach of these rules
  10. W) Blacklisting
  11. a) In the event of non-payment, late departure, damage or breach of any conditions then future bookings may be rejected by us and other property owners.
  12. b) In order to comply with the Data Protection Act, any response you provide will be published along with the details of your actions.
  13. X) Entertainment Passes

a) entertainment passes are available and these can be purchased separately at guest services.  The pass is per van and not per person.

The main complex is closed between 1st January – 1st March due to building works  (open february half term)

*From the 1st of January Swimming pool is closed until Easter.

The return of any items left behind at the properties will be at the expense of the guest. These will be returned 1st class, signed and tracked.

As third party property owners at the park, we hold no responsibility for park entertainment, activities or the service based on or around the park. We also hold no responsibility for any change in prices, timetables or closures.

Subletting the van is prohibited without the owners prior consent.

You are not permitted to partake in any sub letting situation without prior consent from us (the owners)

Please ensure the outside lighting is switched OFF at all times when not needed.
